Property Purchase Pointers: Buying Land To Build Your House

When you’ve finally decided that you’re ready to settle down and get a house, you’re presented with two options: buy one or build one. While buying one can be easier, building your own home allows you more freedom to customize your home to your heart’s content, and may even be cheaper depending on the design, materials, and the location. If you do prefer to build your own house from scratch, you’ll have to start off with finding the plot of land in which to build your house on.

Choosing Your Lot

Pricing can be a major player when deciding your home as you can’t start building your house if you won’t even be able to afford the plot of land to build it on. Location is also just as important in terms of convenience in terms of nearby amenities such as malls and hospital, its distance to the school and workplace. People oftentimes choose their lot solely based on the price and/or the location, however, there’s more to that when choosing your lot. So, we’ll be taking a look at tips and other factors you should consider when picking your lot.

Safety and Comfort

You’ll have to consider how safe your chosen lot is, and we’re not just talking about the natural hazards (more on that later). You’ll have to do your research and check out that area’s crime rate. Your home should be a safe place, after all, so if you’re buying a lot and building a house in an area with rampant crime, you may as well be better off purchasing a house somewhere safer. You should also consider comfort when choosing the lot, specifically the noise, smell, and even heat. Buying a lot and building a home in an area that’s noisy 24/7, or is downwind a recycling or sewage treatment plant, or is situated in an area that’s uncomfortably hot wouldn’t exactly be a good idea.

Natural Hazards

Speaking of safety, you’ll need to watch out for natural hazards in the area. You’ll want to consider checking for soil problems and request for disclosure of natural hazards such as forest fires, frequent flooding, etc. If you do end up having to buy a lot in an area that’s prone to natural hazards, you’ll have to plan accordingly — if it’s prone to forest fires, see if it’s near a fire department or if you can maintain a pond or water supply for fire emergencies, or if it’s prone to tornadoes, you’d have to build a shelter or at least see if the home is near any shelter you can evacuate to.

Expansion and Improvements

When you’re buying your lot, you’ve probably already thought about how big your house is, including the lawn and other structures. However, you should also consider additional improvements or expansions when purchasing the lot. If you’re planning on having a swimming pool or a larger lawn in the future, you’d want to have enough space later on to accommodate one.
